Whether you are looking to buy a property as an investor for a rental or as a residence for yourself, you should begin with a search in order to see what is available in the market. Many times, depending upon where you live, you may be able to find great deals on properties and homes just by doing a quick search. This search can be done mostly through your local newspaper as it will inform you about the local homes and land that are about to go to auction.
Two additional ways to conduct a search is by checking the Internet for deals or by going to your local courthouse. You should be warned, though, a good search could take a bit of time. Because of the amount of money that can be saved, it is truly worth the effort it in the long run. Some of the best deals may end up costing you a bit of money in repairs as not everyone who is forced to leave their homes do so respectful of the premises. However, the cost of a little drywall and paint is nothing compared to the thousands upon thousands of dollars that you could be saving yourself with a bargain purchase price.
The Drawback
As with anything else, there are good things to look forward to and some not-so-good things to watch out for. In some states, but not all, there is what is called a rescission period, meaning you could buy the property at auction but the original homeowner has a certain period of time after the sale to regain ownership to the property. Should that occur, you would get your money back but you would have wasted some time. While this is something to consider, it is not something to dread because the possibility of this happening is very unlikely.
The reason it is unlikely is because the previous owner is given a period of time to pay off the loan, not just bring it up to date. To actually pay off the entire balance of the loan is extremely difficult for most people to do. So while it is something to keep in mind when conducting a search, it is nothing to be overly concerned about because it probably would not end up affecting you anyway. If it does happen for some strange reason, you at least get your money back and were able to gain some experience about doing a search properly.
